Healthy Home Inspection

Since there has been so much media hype surrounding mold, prospective home buyers want a home that has been mold inspected. This service has become a standard practice in the inspection industry. Homes should not be bought, sold or lived in with mold. We offer a healthy home service that includes:

Visual inspection - The first step to identifying potential mold problems It will identify water leaks or stains on walls, ceilings floors & under counters. The air conditioning system and crawlspace with be inspected also. Mold sampling will be recommended if visible mold is found.
 
Both indoor and outdoor air sampling - To determine the type and amount of airborne contamination in a building.
 
Tape/swab sampling - Visible moldy surfaces are sampled with tape or swabs to identify specific mold types.
 
Along with mold services we offer the following:
 
Asbestos sampling - Bulk sampling of building materials to determine hazardous content and friability.
 
Lead sampling - Swab and bulk sampling to determine lead content in paint.
 
Well water testing - To analyze water content and effectiveness of filtration systems. Results include but are not limited to radon, E-coli, pesticides, & lead.
 
Radon - Sampling and analysis of radon content in homes. Radon is a cancer-causing agent that can creat problems in homes above the level of 4 pico-curies per liter, which is four parts per billion of a liter.  Approximately 60 percent of homes need some sort of mitigation because of radon.  Sampling is relatively inexpensive, around $150, and after a sale it is the buyer's problem.  Before that, a seller can be asked for help.
 
Once a building has been inspected and the hazard evaluated, action can be planned to clean it up and prevent future contamination. Our samples are analyzed by Pro-Lab laboratories, PRO-LAB Laboratories - Mold Radon Lead Water Testing - PRO-LAB is one of the leading providers of environmental testing services in the world.
 
Rainy Day Special - When you have three samples analyzed we will reduce the cost of any additional samples by 50%.  This can result in a substantial savings in the cost of sampling and analysis fees.

Pre-Purchase Inspection

A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you.

Pre-Warranty Expiration Inspections

Warranty inspections are performed during the 11th month of your 1-year Builder Warranty.  The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.

Manufactured Home Foundation Certifications

Foundation Certifications The requirements for government guaranteed loans on manufactured housing changed to include a permanent foundation. It is required that foundations be certified by a licensed professional engineer to be in compliance with HUD-7584 (Permanent Foundation Guide for Manufactured Housing). This applies to FHA and VA loans.

As a result, many private lenders offering conventional loans have added this as a requirement for their loans.
